Who I Serve

Two kinds of clients, one standard of evidence

Industrial real estate & infrastructure

  • Brokerage, advisory, and CRE teams adopting AI under client-data constraints
  • Manufacturers, logistics operators, and developers with 1M+ SF or 75+ acre requirements
  • Landowners and developers preparing hyperscaler submissions or pricing land
  • Data center and industrial owners facing long grid lead times — and their capital providers

Owner-led & mid-sized companies, any sector

  • Founder-led companies with no in-house strategy function
  • Sponsor-backed portfolio companies needing a decision-ready answer
  • Leaders facing one defined decision — a growth plan, an acquisition or exit, a raise, AI integration, a first major capital project, or a new market

Sector knowledge comes from your team. The method comes from me.

Method

How I work

Six principles govern every engagement, whatever the sector.

01

Decide first, then model

The decision is named before any analysis begins, so the work answers a real question.

02

Every figure carries a tag

Each number is marked verified, asserted, or estimated — with its source and date.

03

A stop is a valid result

Failed tests are shown first. The fee never depends on a favorable answer.

04

One model, two audiences

The same model serves the working team and the board — no second set of numbers.

05

You keep the tools

Deliverables are single files your team operates. No platform lock-in.

06

A person reviews every output

AI assists the work; a person checks and stands behind every deliverable.

Proof

2026 initiative index

Recent work, described at the level confidentiality allows.

Firm-wide AI program & Claude Enterprise rollout

Baseline, a maturity ladder by role, governance, and a client-facing AI statement.

Decision-tool library

179 interactive tools — 143 with adjustable inputs — and 8 packaged skills.

Five-market site selection

A ranked model for a 2M+ SF facility across five markets.

Hyperscaler fit-gap report

The analysis recommended not submitting the site yet — and showed what to fix first.

Behind-the-meter power origination

103 developer targets identified and 29 project ideas developed.

Renewals command center

A national occupier’s five-year renewal book, ranked by leverage.

Strategic AI investment case

An investment case that returned a conditional-go verdict, with the conditions stated.

Why now

JLL’s 2025 survey: 92% of occupiers are piloting AI; only 5% achieved all program goals. This practice closes the pilot-to-production gap.

About
